SOUTHERN BOOST: Good Qi to descend on Jakarta for next 10 years
The Good Feng Shui principle predicts that the auspicious 20-year cycle of the 8th Feng Shui Period started from year 2004 and will be ending in 2023, meaning there are 10 more good years to go. During the current cycle, the most auspicious sectors and directions are the Southwest and Northeast.
Most people are not aware that although theoretically, the 9th Period Good Feng Shui 20-year cycle takes effects from year 2024 to 2043, it in fact gradually emits its influence from the end of 2013 onwards.
The most auspicious sectors and directions in the forthcoming good Feng Shui Period will be the South and North parts. Since Jakarta is located in the Southern area of Southeast Asia, it will undergo various positive changes and transformations in its policies, business and government systems, some of which have already started since year 2012. In particular, its friendlier foreign direct investment policy has successfully attracted a lot of foreign funds flow into the Jakarta market.
Jakarta is located in the Northwest coast of Java island, facing Java Sea and South China Sea in the North. It has a very good Feng Shui configuration as it is located within the U-shaped Jakarta Bay, well protected by the strong and long Green Dragon inner arm in the West side, White Tiger arm in the East side and far in front is also well covered by the Bangka-Belitung islands. This kind of natural good Feng Shui configuration that looks like a mother’s cradle, provides stability and attributes very auspicious developments to Jakarta thus continuously attracting and retaining a lot of good quality people to live and prosper there.
In recent years, with more foreign direct investment into the Jakarta marketplace, the real estate sector has experienced surging demand.
Strong domestic spending
During the 8th Period, it further gives a boost to the young (average age below 28 years old) and energetic people to experience greater productivity, hence allowing them to enjoy better living standards. It gives rise to a strong middle-class people, thus providing a strong foundation for domestic spending, from normal household products to luxury goods. Moreover, its dynamic social and business environment contributes stronger market dynamism to leverage on the various emerging business opportunities.
This creates solid domestic consumption and rapid corporate expansion, which continue to support the positive development of the property market in Jakarta. The GDP growth is growing at about 6.5 per cent annually, while interest rates and inflation are under control. The increased demand from both foreigners and locals has led to the rapid increase of office rental space since the recent few years.
Businesses particularly relating to the Fire, Earth and Metal elements such as banking and finance, insurance, oil and gas, mining and trading sectors, enjoy stronger growth over the past few years especially backed by the solid domestic demand.
This positive development reflects onto the real estate market in Jakarta thus it is enjoying stronger growth which is supported and driven by its solid domestic consumption and rapid corporate expansion. Especially in recent years, there is greater demand in both the central business district (CBD) and non-CBD areas. The growing number of tenants looking for bigger office space to accommodate their expansion or business consolidation contributes much to the real estate development in Jakarta.
Upcoming hotspots
In recent years, the Southwest area such as South Tangerang area reaps great benefit from the progress in development. However, Good Feng Shui foresees that while gradually entering the 9th Feng Shui Period, the Southern and Northern parts of Jakarta will soon become the centres of growth and development for the next 30 years, until the year 2043. For instance, Simatupang area in Southern Jarkata shall continue to attract a lot more residents and investors to relocate there.
For those who are keen on investing in the office towers or shopping centres, there are quite a number of new gigantic and glitzy ones coming into the market.
North Jakarta is bounded by the Java Sea. The real estate growth is concentrated in areas such as the Tanjung Priok Port, especially in the large-and-medium scale industrial lots. The area around Ancol Dreamland is expected to undergo various positive developments soon. Currently, it is the largest integrated tourism area in Southeast Asia. There will be more seafront, higher-graded properties to be launched in the market soon.
The new focus point of property development in Jakarta shall be in areas such as Depok, Bogor, Tangerang and Bekasi as these are the centres with greater growing population and lower unemployment rate.
